Question:
Giving Loan money to sister for buying house on intertest-based Mortgage:
Assalam u Alaikum,
We live in Canada and personally I rent a house for my family and do not have intention to buy a house on interest-based loan from Banks.
I have question for some other scenario:
My sister wants to buy a house from regular Bank on interest.
I will give loan to her on this condition: When She sells the house after 3-4 years, the market value of the house would have increased. She will return my original amount PLUS some agreed percentage from the profit she will make when house price has gone up.
Question 1: Can I give her loan money to buy from bank on Interest? My name will not be on the ownership or any papers when she buys the house.
Question 2: Would my share of the profit after selling the house on increased price be Halal?
Please note that the next Buyer of house will also get an interest-based loan from some bank and pay her first. Then she will pay my share from the Total money.

As-salāmu ‘alaykum wa-rahmatullāhi wa-barakātuh.

It is pleasing to note that you wish to refrain and stay away from interest based loans and mortgages.
Shariah has strictly prohibited and condemned all forms of Riba (interest). Riba is Haram and it causes the displeasure of Allah Ta’ala. No sin has been given a more severe and stern warning than the sin of being involved with Riba. The Quran explicitly states in Surah Al-Baqarah that Allah has declared war on those who involve themselves in this evil sin:
يَاأَيُّهَاالَّذِينَآمَنُوااتَّقُوااللَّهَوَذَرُوامَابَقِيَمِنَالرِّبَاإِنْكُنْتُمْمُؤْمِنِينَ. فَإِنْلَمْتَفْعَلُوافَأْذَنُوابِحَرْبٍمِنَاللَّهِوَرَسُولِهِ (سورة البقرة:278/279)
Translation: “Oh those who believe, fear Allah and give up what still remains of the Riba(interest) if you are believers. But if you do not then listen to the declaration of war from Allah and His Messenger.” (Surah Al-Baqarah:278/279)
Brother, it is not permissible for one to take out any form of interest based loans or mortgages. We advise you to explain to your sister and try to convince her to abandon the idea of a mortgage. Explain to her the harms of interest. How can there be any benefit in something which results in a declaration of war from Allah?[i]

نفع کی شرط کے ساتھ قرض کا لین دین؟
الجواب وباللّٰہ التوفیق:قرض پر نفع کی شرط حرام ہے؛ لہٰذا آپ کے لئے بیس ہزار روپیہ لینا ہرگز درست نہیں ہے، صرف اپنے قرض کی رقم واپس لے لیں۔

نفع کی شرط پر قرض رقم دینا سود ہے
الجواب: مذکورہ دوکاندارکا یہ فعل بعینہٖ ربو ٰ کا معاملہ ہے کیونکہ گاہک کو قرض رقم دے کر واپسی کے لئے اپنی اصل رقم سے زیادتی کی شرط لگارہا ہے جو کہ سُود ہے ، دکاندار کو صرف اپنی قرض رقم واپس لینے کا حق ہے۔
